Project Almost Completed
The real estate development project in Pewaukee WisconsinLocated in the city of Pewaukee across the street from Walmart and next to the Good Shepherd Lutheran Church is almost completed.
The large Over 55 Senior Living Center is an approximate four-story building with a bright white finish that reflects off the Sun.
Condominium Style
The condominium style development resembles something similar to some of the other Senior Center residential communities in the surrounding towns villages such as Oconomowoc and Menomonee Falls Wisconsin.
Close to Shopping
The new development is located near many shopping options, restaurants and other businesses such as Beauty and Spa services.

Pre or Post Planning
Many of the Real Estate Development Projects that I have reported on are now built, complete, and being used.
When a project or building is completed sometimes the owner can decide or choose to stay and operate a business, live in the building, or they might go somewhere else and rent, lease, or sell the building.
Appearances
For the local people and Building Zone authority it appears that they like it better when there is an immediate Tenant or operation of the building.
I have seen projects in the past that were large commercial buildings that got "stale" or "lost interest" and were empty and vacant for many years.
The industry has it's challenges and fears that come with changing territories or building in a new or different location.
A Novel Idea
It has been a theme in entertaining stories for years, that some spooky mystery tries to scare away new people from an area.
Stories, books, and Shows ranging from Scoobie Doo, The Hardy Boys, and Saturday Morning radio shows, have told of towns where a group was hiding their secret schemes and control and any "outsiders" or "new people" were scared away or intimidated.
Knowing When to Say When
It can be challenging when the "competition" wants to put you out of business.
Many businesses know about it and push through continuing their business.

It appears that homes are being constructed in the North West phase of the neighborhood.
There are two to three phases, with the North west area to be homes and houses in the middle to above average range, and another phase of homes and houses in the east area with larger lots and sizes.

I see large Machines that move dirt, land, level land, and help develop real estate; being pulled up and down the streets.
Going here, going there,....these machines are giant and weigh thousands of pounds, tons,.....
They are usually being pulled by a semi-tractor with a flat bed trailer. The land clearing machines are driven up onto the trailer, secured, and then carefully pulled to the next project or back to “base”.
Building the machines that help build buildings is a big business.
There are some main brand names of the large manufacturers that make machines for land clearing.
One of the largest well known Companies in the United States of America is Caterpillar.
The CAT or Caterpillar brand and company has been well known and used often in Construction and development projects for the past 50 years or more.
There are other Companies that manufacture these machines, like the automobile industry many of the manufacturers are located in the East and are imported to the United States of America.
Comparatively, seeing these giant machines rolling up and down the streets on flat trailers,....what would the comparison be to floating on water…..??
If some of the machines are imported from other countries and shipped on boats,.....
A mathematical trivia quiz question could be to compare the weight, energy needed, fuel used, to transport the giant land moving machines on land compared to on water.
There may be times that using water as travel and transport is preferred, and other times and situations when land transportation is preferred or used.

An Update to a Development Project that I reported on a while ago that is in Lannon, WI across from a Church and School….
The land looks like it has been cleared and marked with lot markers dividing into sections.
There is a construction work trailer on the location from the general contractor, although there aren’t any signs about the Project or name of the development.
Also, the location was covered in snow from a recent blizzard and the land mover machines at the location also had snow on them.
Another new Development in the same area, Lannon, WI, is a neighborhood of Single Family homes, and townhome condo style front homes.
The development is on a large area of land with a hill that goes up to the higher land, where the Single family homes and future development area will be.
The front entry area near the main street has lots staked out and a street along the main street for townhome condo style residences….
The road leading up to the neighborhood has a bridge that goes over a small creek with a retention pond.
There was a flock of geese at the pond when I was there.
The builder and implied general contractor is Berg Construction or Berg Development…the signs show the Plans and lots and have contact info for Jacqueline a Home Owners
Concept Realtor…
It looks like it is still at ground breaking stages without any buildings started yet.

In previous posts and reprts some new neighborhoods and communities have cleared ground and began building homes, houses, club houses,....
The streets and roads are also being developed. In the “Glen at Wanaki” neighborhood the steets and roadsthat have been installed actually created a new entrance and access to a street that is located behind the new neighborhood.
The street behind the neighborhood goes past an outdoor soccor complex and some existing homes.
The new road is paved black top with concrete curbs and side walks. This entrance to the new neighborhood will likely be safer and convenient compared to the entrance on the County HWY K with speed limits of approx. 50 MPH.
Another neighborhood that is being developed on land that used to be used as a local golf course for the past many years, installed entrance roads off of County HWY VV, Silver Spring Dr.
The roads will provide better driving conditions for workers, prospective home buyers, and other people.
The neighborhood is posted as Fox River Falls in Menomonee Falls, WI, and is being developed over the next few years.
The neighborhood is planned to have approx. two to three hundred homes of a certain size and style, and another one to two hundred homes of larger size and style.
The Fox River Falls neighborhood might also have an entrance off of a backroad with slower speed limits and less traffic.

Construction during December, January, February,....?
Sometimes certain industries get a few months off during the year because of the cold, weather, and other reasons.
Construction used to be one of those industries, although in the past years it seems to be working more through the winter months.
These new generation of Project Managers are usually “hands off” and many times don’t know the conditions on the work site.
When the air gets to be frigid cold and skin freezes at exposure….keeping the skin covered and using gloves that allow able use of tools is important.
The Pro’s know that most drills and skill tools work better without gloves….
Although, when in frigid conditions only moments are available before freeze and possible damage could occur to hands and skin.
Some guys keep working through the pain or frozen hands warning signs until their hands are numb…..
This allows the work to continue a little longer, although damage usually occurs to the workers hands, body, and could cause more delay in the long run.
Being responsible and knowing when to warm up is how to get some things done in the winter months.

It appears that a new field has been cleared at the local Sports and Soccer complex.
The land mover machines were out at the Complex and there is brown dirt and a level area.
Sports facilities located in city and residential areas only have limited space available…, and if in a busy city sometimes open land is very expensive.
Other sports complexes out in the suburban or rural areas may have more land available to use when they need it.
It looks like the new playing field could have fresh grass growing by next spring, or they could use sod to cover it immediately.

General Contractor for the addition is Cullen.
The location used to be a corner gas station for a small Citgo, then the location was obviously sold and the gas station was removed, the land cleared, and a large architecturally styled brick building was built with a southern style.
Several offices are available in the building for businesses and a bank branch location was originally in one of the side offices.
Now, the side office is being remodeled for new tenants, and it appears that most of the other offices are being used by businesses and healthcare practitioners.
Several of the businesses and services appear to be new and worth looking at.

The remodel building that is next to the newly constructed mini- mall is now a Carribou Coffee location with table and chairs a fireplace and tradition Carribou Coffee architecture and design.
The opening is on Tue. Nov. 28, 2023.
Training and possible new hire opportunities are happening this week before Thanksgiving holiday.
The Brookfield North location is on Capital Dr. and Calhoun Rd.
The mini mall is in similar condition with some exterior addition siding and style that compliments the Caribou Coffee building.
Another new business in Brookfield about a mile west up the street across from the Schlossman’s Jeep dealership is Marathon Bank.
The building has been used for banks for years and has office spaces upstairs also.
Now there is a sign on the building for Marathon Bank and Now Hiring.
It doesn’t appear to be open, although the last tenant was a bank, so it should be a turn key transition.

The building should be ready for opening very soon and might be open.
The last time I saw the project, the exterior fences for construction were removed, the parking area and walkways were ready, and the building crew was finishing up the interior rooms.

A local residential project was started this past summer and fall.
A house that had been there for a long time was planned to be replaced with a new house.
The house was removed and the ground cleared.
Then, the ground was re-dug for the basement and foundation area.
Concrete was removed and replaced, the basement foundation was established.
Then, after a little while, the house was put together and “raised up” in approximately a weekend !!
I didn’t see the actual work being done, although I saw the project on one day, and then a couple days later after a Saturday and Sunday, major progress was made.
The structure of framing, exterior structure, and windows were in place for a two level, “two story” house.
Last time I saw the project, the roofing material was about to be installed.
A little natural encouragement from the approaching Winter weather.

New Pre-school
The project for the Primrose School of Brookfield appears to be finishing up soon.
Current progress is the parking and driveway areas are paved with curbs, etc…., the entry and roadside Sign for the business is established, the exterior roof, siding, windows, appear to be finished; the backyard playets have been assembled and are in place on a green artificial grass surface with fences in place around the playground and as borders between the two or three different play sets.
The design of the building looks like there is an option for three diffeeent enterances, possibly for different age groups.
They will be most likely doing the finishing and polishing up of tasks and reviews, making aure everything is ready for the opening.

Is there Competition in the Construction Industry ?
Yes.
In some areas it is not much of a problem and most Builders and workers get along or do their jobs well.
In some areas competition can be fierce and dirty tricks, thefts, etc.,...can be major problems in a project or to Builders.
Most people watching from the outside, like me, have limited knowledge about the industry.
From what I have seen, is that when a neighborhood is being developed by a good developer or group, the builders and workers can trust that the area will be under supervision and a fair place to build.
Threats that are problems in the industry are intimidation, thefts of supplies, destruction of progress, intentional distractions, etc.,....
Most people and Communities prefer a Fair place and Respect for each other’s work and business.
The Developer and development project owners and Managers can help keep the area safe and reduce many of those threats.
For smaller independent Builders, it may be needed to have a security plan, with night crew to guard shipments or progress during certain times in the project.
In comparison to most sports and athletic competition it is good to be able to genuinely clap hands at the end of the game and Respect each other.

The Glen at Wanaki looks like it has completed a model home and is working on the foundations of other buildings.
The neighborhood is an option for over 55 yrs. residences that are not a condominium. The buildings have seperate lots and yards, although landscape and snow removal services are included in the package and the size is more manageable than a large house.
The Glen at Wanaki is locasted off Lisbon Rd. across from the Wanaki golf course, a Waukesha County partk golf course.

The finished product appears to be like a combination of Royal Mansion and Official Representative headquarters. Lit up at night it is quite the site.

There was a report a while ago that I posted about a new home being built in a neighborhood that only had a few lots left.
The neighborhood has approx. 40-50 houses that are in the range of 3,000 - 4,000 sq.ft. in size and 500,000 - 1,000,000 dollars in Market value.
There were approx. two lots left to develop, and the project I reported on looked like it was a new house with a small or independent general contractor.
In appearance to observers, the house began as a smaller building in comparison to the other houses in the neighborhood.
As the project progressed the building began to enlarge it’s square footage to a similar size as the other houses…
Note: There is a strategy to building in relation to size, price, and how it compares to the surrounding houses.
The resulting finished house is comparable in size, appearance, and square footage to the other homes in the neighborhood.
It is also one of the last homes to be built, so it is one of the newest homes in the neighborhood.
As it was being built I thought and possibly reported that it would be a good home school or class project for students to observe and learn the process of building houses and construction.
Now that the neighborhood where this house project took place is “built out”.
“Built out” is a term in the Real Estate business meaning that a neighborhood development project is finished and that there are no more lots to build houses on.
In Comparison, the speed of building and construction in this area, is: That at a similar time that the last lot was being developed in that neighborhood…
there have been two other neighborhood developments in a similar size and price range, started and mostly “built out”.
One of those neighborhoods started another phase, and those lots are currently for sale.
Another neighborhood or two, have been started and also mostly built out is a size and price range that is a little smaller and a little less expensive.
The rate of building and construction has been fast.
Dirt moves as fast as a fleet of dump trucks can move it around here…..

RE Development Update
The large Commercial building being constructed in Lisbon, WI, near the Sussex and Menomonee Falls border has put a sign on the building “Future home of Pepsi”.
In the same area there is another Commercial building being built, and on the next new road to the East a Kwik Trip gas station and convenience store is in progress.
That new road to the East was paved and provides access to a subdivided parcel that will be the home of a new building for a dance instruction center. A new concrete sidewalk from the High School allows access between the border area into the business park.
It appears that there is one or more parcels still available for development, the new road will possibly make it easier for truck traffic turning North onto Town Line Rd., because it provides a larger curve of approx. 90 degrees over a longer distance.

It is a construction project by BRIOHN General Contractors….
It is not posted what the building will be used for.
It is off of Richard Rd. and Main St. HWY F.
A trucking company building and location was also recently completed off of Richard Rd. by Moore Construction.
The land that was formerly a lawn and garden nursery, Lied’s, has been cleared to the ground and sub-divided for multiple building projects and business locations.
This is on the North border of the Sussex Hamilton High School.

Update on the golf course Residential development at The Preserve at Silver Spring golf course.
There has been ongoing land moving with large Land Mover machines, prepping the development area.
There are several different kinds of machines.
Some were used to clear the land, cut down the trees, and move the brush, stumps, trunks, and other natural resources.
The current phase has been using machines that either pick up the dirt and grind it into finer dirt, or they do a similar action preparing the top layer of land.
Other machines scoop the dirt up with a large bucket scoop on a bendable arm.
Dump trucks carry the dirt in the large containers and then back slide it out by lifting the container with hydraulic pressure.
I looked for a “sales office” at the development site.
There was a small trailer with windows and a door, but appeared to be for the construction workers.
Note: THE GOLF COURSE IS STILL OPEN, GO TO THE BANQUET BUILDING AREA.
An article from the local newspaper, Milwaukee Journal Sentinel, published last year stated that the Real Estate developer is developing the golf course into a residential neighborhood, with approx. 127 homes and townhomes on one area, and another 240 homes without any townhomes on the north end.
The lots are approved by the board to be the same size of approx. just under 12,000 sq.ft.
Note: ⅓ of an acre is approx. 14,500 sq.ft.
And ¼ of an acre is approx. 10,870 sq.ft.
And one acre is approx. 43,560 sq.ft.
The development was stated to take approx. 4 years to complete. It started at the beginning of 2023.

The Capital Site Project, a mini retail shopping building, has installed windows on the building. The exterior brick is mostly in place and exterior siding on main entrances. The parking lot and reservoir retention pond are in place. Demolition of the pevious building is underway.
The new building interior is next and looked similar to previous reports when viewed on April 21, 2023, ground floor is rocky without flooring, and walls are frame supports without drywall.

There are approx. 3 Large warehouse type commercial spaces available that are a newly constructed building on the North West side of the intersection of Lisbon Rd. and HWY 164 near the Southeast area of the Sussex, WI border.
The North west corner of the intersection was cleared and land was prepared approx. 2 years ago.
There is now two large commercial buildings and residential homes being built behind that area on rolling hill landscape.
One of the buildings has three sections for possibly three tenants.
The other building has business signage and appears to be a Company Office and warehouse. Adron Corp.
There is also a Kwik Trip gas station and convenient store on the same North west side of the intersection that has also been recently built.
Across the street at the east side of HWY 164 is a shopping and service mini mall and on the South east corner is a Meijer’s store and gas station.

Erosion Control - Update
March 20, 2023
The land is clearly missing something, looking out across a long view toward the eastern tree-line.
The land clearing appears to be mostly completed concerning the tree removal and building removal.
The golf course pro shop and grill building and the golf course cart storage and maintenance building are gone.
Those buildings and trees were set on a hill that overlooks the ridge of rolling land in the upper Northwest. It isn't quite mountainous, although the land does have some steep hills and rolling hills.
New residential development will be continuing on that area bringing new golf course residences.

Restaurant: Belfast Station in Sussex, WI.
The Re-Modeling project appears to be close to completed.
I looked at the restaurant a week or two ago, and saw the walk up bar that has a train station ticket building look, has a finished wood bar with appliances and the new kitchen is behind the front bar area.
The drywall walls and custom designed ceiling tiles are in place, new venting, and HVAC, lighting, windows, etc. The floor covering needed to be installed when I had looked.
The restaurant is located near train tracks, a local County bike and walking path, and a recent park addition with a train depot themed building. Belfast Station has a Facebook page where they post their news and info.

There was recently a clearing of land; or as seen, about 100 large trees cut down with chain-saws and mulched into a large pile of wood chips with the logs stacked in a pile.
The land is located on a high plateau with a small waterway at the bottom of the hill. The waterway is a stream, creek, and shallow waterway.
There is a sign posted at the location of the land clearing for a permit concerning Erosion Control and State waterways.
The rhetorical hypothetical question is about large trees that obviously help prevent erosion with their roots and that they were cut down and removed in the name of erosion control.
It appears that the opposite of logic and the opposite of what is supposed to happen happened.
Erosion is when the dirt and land gets washed away little by little over time, usually from water running down hill and taking some of the dirt with it.
It is an established concept that trees and the roots of trees help prevent erosion.
The location of these trees is a golf course, and the golf course recently was approved to develop part of the land for building homes and residential property.
From a distance, the small permit sign might be assumed as a building permit. Although, it actually states that it is for Erosion Control and State waterways.
These are some of the concepts and standard regulation processes that builders, developers, and construction workers deal with.
It is frustrating as a local resident and citizen that over the past couple of years there have been several building projects located in the commercial and market areas that have not posted building permits or signage at the construction site to tell what they are building.
There is a difference between public and private, and residential and commercial business and properties.
So, there is most likely going to be new construction and new properties available for sale with golf course views and access in late 2023 or 2024.

A Recently Completed Project
The Courtyard at Sussex
In Sussex, WI, a Senior 55 + , townhome/ condo style development was completed in 2022. The land was available and looked to start building for several years. Then in approx. 2021 they began clearing and leveling the dirt to begin building.
At first , there was not many signs as to what was being built, although the developer had their signs on the chain link fence surrounding the building site.
Eventually, a sign was posted displaying the project and proposed description.
During construction an Office was rented in one of the local mini- office retail buildings for Sales and info.
The Courtyard at Sussex, is a modern visually appealing living place for people age 55 and over. It has approx. two levels, possibly 3, and has some stone/rock exterior features with wood style siding, giving it a somewhat “Tuscan” style.
There is parking spaces and paved driving areas around the outside perimeter of the building. In both contrast and similarity to an extended stay hotel, although with townhome, condominium size and features to make it look more than a hotel suite.
The Office was left and/or possibly moved after the construction was completed.
The Waukesha County bug-line walking and biking path, and a water stream, run past a part of the property.
It is within walking distance, approx. 1 block, to the Sussex Public Library, the Civic Community Center building, and some shops and businesses.
The Village Park is approx. 1-2 miles and other shops and stores approx. 2 miles West at HWY 164.
Project Complete, although I am not aware of the actual availability or occupancy.

The Highlands at Aero Park, a large multi-unit building project for 55+ senior living, has installed windows since the last report. They have also started another extension of the building. The green Zip boards are visible from the exterior.

Status: The land is carved and paved streets are in place. It took a while for the workers to prepare the land. Water and utilities are possibly in place also.
The developer is Cornerstone …..development. One of their other communities is located in the main street area of Sussex, WI, across the street from the Public library and Civic Center, and backs up to the County walking and bicycle path.
Another large project……
There is completed two-level multi-unit buildings, and Three-story level multi-unit buildings are now nearing the completion stage. The new building(s) are much larger with more spaces. They have the green Zip boards up, and should be finished with the roof exterior soon.
There has been steady progress since the last report on this project on Nov. 15, 2022.
The Capital Site project in Brookfield, WI, at the S.E. corner of Capital Dr. and Calhoun Rd. is at a similar status as last report.
They have installed some of the exterior for the entrances and street side entrance areas.
The surrounding structure for the doors to the spaces.
There are approximately sic rent-able spaces according to the drawing and signage. Those spaces may possibly be able to be combined to one unit for a business needing more space.
The parking lot is established, and the building is ready for windows to be installed along with other exterior materials.

Update on the Available small commercial retail building.
The new building in Pewaukee, WI., that is being built next to the Summit Credit Union and the Chic-fila restaurant, is almost completed.
It has small bricks on the exterior of the building. There are double door heavy glass entry doors and windows, for approximately three spaces of business.
It is located off Meadow Creek Dr., near the intersection of HWY 164 and Capital Dr.
There are many shops in the area, large and small.
To the west of the Chic-fila restaurant, is another small commercial building with approx. 4 businesses, including Jersey Mike’s sub sandwiches, Orange fitness, a Nail salon, and MOD pizza.
The building has a sign posted by Duffek Construction, and a sign posted “Available”.
Two groundbreaking developments in Lannon, WI are the Rock-Point apartments and the OverStone development. The first phase of both developments is mostly completed with residents, and the second phase of both developments is in progress.
Lannon is a small town within the area of Menomonee Falls, WI.

Road Project Update
A road project is almost completed. About five miles of road in Pewaukee, WI, was removed and replaced with a new style of road, that is made of small crushed white stones and the hot black tar. It is a smooth surface without the space that is in concrete roads.
Therefore, providing a smoother ride for transportation of people, students, and tractor trailer freight also.
This road project included a side walk on one side of the road. The sidewalk is also made of the same tar mixture material, it is about 4 feet wide and goes for most or all of the length of the project.

On The Northside
On the North side of the street, near the Evergreen Fields subdivision, off of Silver Spring Dr., with a road that goes back a ½ mile or so, is another neighborhood project.
The roads and concrete curbs are in place. Looks like lots are ready to build on.
This area is a little different than the Evergreen Fields neighborhood. The location is back away from the busy Silver Spring Dr. and has some fields of crops and backs up to existing neighborhoods of houses and homes that are approximately 15 to 40 years old, with mid-priced size and quality.

There are many houses completed and almost completed in the new neighborhood.
The houses are a mix of sizes and quality, although developed by the Veridian Homes developer that mostly does not allow buyers to choose their own builder.
The houses include side by side single level town home style, small single home houses, two story family houses, and some larger higher quality material houses.
There are still some open lots, they may be available, or they may be next to be constructed.
Groundbreaking and dirt leveling land is being prepared for development near the N.W. area of One Mile Rd. and the S.E. area of Silver Spring Dr. HWY VV in Menomonee Falls. WI.
It was a corn field for several years. There is a Fire Station across the street on Silver Spring Dr. that was newly constructed about seven or eight years ago.
The Kohl’s Corporate Executive Building and other Corporate and Industry Buildings and Business is located within approx. two miles or less.
Further down the road on One Mile Rd., going south to Lisbon Rd. on the West area there is the Highlands Community. A new three level multi-unit building is in progress of being constructed. The three stories are in place with exterior structure and lights on at dark.
The Highland Community is a 55 + senior community style development.
On the Brookfield side of the area on Lisbon Rd. road work was done to put in turning lanes, slightly widen the road for the entrance of a new home community, Northern Oaks.
The Northern Oaks development is still in the ground moving stage, although almost ready for construction. Although, it is mid-November in the upper Mid-West.
Also in Brookfield at the busy intersection of Capital Dr. and Calhoun Rd. on the South East corner, the new retail strip mall is in progress. The Capital Site Project has exterior walls in place with openings for windows, they are using the Zip System boards for the exterior walls. There is some interior wall structure in place also.
The curbs for the entrance, parking, and drive areas are in place and possibly paved black top is finished. The pavement is not completely verified yet by this reporter.
The retention pond is in place with some water in it.
The Capital Site Project has a sign posted by Colliers real estate agent, and CCI General contractor.

A long standing storage shed that was located within feet of a busy County HWY, 40 MPH, has recently been removed.
The small building was probably built before the County HWY became so busy and so wide.
The building blocked the view of a residence driveway that is directly next to where the small building was located. This location was also at the top of a hill.
The danger was that oncoming traffic of cars, trucks, motorcycles, going 40 - 50 MPH, could not clearly see a person or vehicle exiting the drive way on the opposite side of the small building.
This situation was especially dangerous at night and in the dark.
The renovation of the main floor dining room is continuing.
The walls have new lumber studs installed. Drywall has not yet been completed. It appears to have new A/C equipment and new windows installed on the first floor dining area. Flooring and ceiling still need to be installed.
The building is possibly categorized as a historic building.
A large lot has been cleared down to the dirt. It is located on Main St. and Richard Rd. near Town Line Rd. and near the N.E. entrance to the village of Sussex.
As I was walking past, and when I had passed Richard Rd., the construction workers detonated explosives that were underground. Dirt and rocks exploded up into the air with loud noise.
The design, build contractor Briohn has a sign posted on the location.
There are commercial lots for sale in the City of Pewaukee Pick n Save and Walmart shopping area, located off HWY 164 and Capital Dr.
The listing company is CBRE
On the other side of Capital Dr. near Meadow Creek Dr., there is construction of a new small building located between a new branch of Summit Credit Union and a Chick-fila restaurant. The building is almost completed and has a sign posted showing "available".

There is a Corner lot available in the Lisbon, Wisconsin and west border area of Menomonee Falls, WI. The area has had much recent development. Evergreen Fields residential development now has roads poured and paved with curbs and drainage ways.
There are several residential multi-unit buildings in process of being built. They are in the framing and structure stages with board walls in place and weather proofing paper on the outside. The roofing process will be soon and exterior siding, windows, doors, and trim work also needs to be done.
I am not sure if the buildings have below ground basements. Previously there were ground floor concrete plats without basement underground space. Although there has been much work done since then.
Traffic in this area is still busy and much of it is construction work. Dump trucks, machine and land mover transport, contractor vans, and others.
New Burger King and Other Businesses
There is a new Burger King restaurant built in Menomopnee Falls, WI. It is in the main intersection area of Appleton Ave. and Pilgrim Rd.
It was built in a previous parking lot area. The surrounding businesses are CVS Pharmacy, Waukesha State Bank, Firestone Tires and Auto, McDonald’s, BMO Harris Bank, Total Health, Martin Plaza, Office building, and other businesses. It is a busy intersection with the local library, Police Station, Community Center, and schools within walking distance.
Other newly constructed buildings in this same area are the Waukesha State Bank branch and Duncan Doughnuts; some newly remodeled buildings in the area are: the Martin Plaza building, and the strip mall down the street featuring Pappa John’s Pizza, and other businesses.
Some people may have thought there was not room for new buildings, although they built in the paved parking areas that other stores had been using. So there they are.
The Evergreen Fields info. is actually a development with Single family homes. The homes appear to be quarter acre lots with approx. 2,000 to 4,000 sq ft.
The progress is further also, there rae two or more homes almost b uilt or completed, and several others with roof structures completed.

Vision.....Inbspiration...
Taking a building that was used as a car wash years ago, and had not been being used very often, a local dog care and doggy day care business aquired the building and began renovating!
Cleaning up dust and dirt, fixing up other areas, the drive-in stalls used for car washing now have comfortable flooring for the pads of dogs and caretakers.
Fresh paint on the building with the company colors and new signage lets people know their is a new business in the area and in the building.
The new location has much more traffic and visibility from the busy main HWY road near the entrance to the Village.
Recovering the parking lot and establishing backyard fenced in area are more of the building and property conversion that improved the building and area.
The doggy daycare business already had a book of business and lots of customers, so the building is being used actively.
It appears the dog tenants have easily and quickly adjusted to their new building and location. I have seen a dog pulling it's owner toward the doggy daycare front door! It looks like their excited to be there.
Interestingly, as fast as this new space and building have provided more space, it appears that it's business could grow quickly and need another area.
If they keep the dogs circulating, like preventing stagnant water, the dogs won't feel crowded.
The business could possibly rent the open lot next to the building and have a fenced in field for wide open spaces.
Another option is to cap it.
Capping the enrollment of daycare members is something most daycare facilities eventually have to deal with.
That is another bullet point to consider when deciding on a building to renovate, re-hab, or flip, or use as a new location.
The max level of occupancy and overflow areas are standards for most businesses operating in the public.
so, it was exciting to see the old driv thru car wash building get converted to an active doggy daycare business, hundreds of people see it everyday now.

There was a construction project on the land next to the Brookfield Aero Capitol Airport preparing for a large office building.
As of early June 2022, the sign is gone from the project site and building has stopped.
The land looks to be about 1 acre or more.

Have you ever excperienced anything like t his?
Talking to a sales professional about buying a nd making a big purchase……all the bells and whistles are extra, although you do get the standard a nd basic features and all the amenities of the community.
A local subdivision real estate development project had a similar situation, standard to most subdivision building projects. It was featured in the 2019 P arade of Homes with mostly models homes built. It had approximately seven different builders featuring their model homes available to be built in that neighborhood subdivision o r some builders could build it on your own lot. The big sign at the road side that displayed t he lots avialable and the community plans and landscaping included a community park on t he land connected to the subdivision, it also displays a place for a “community walking p ath” behind the homes on the border of t he subdivision.
Now in the year 2022 four years later most o f the lots all have built homes on them. The neighborhood appears to be completed. Although, the Community park is still v ery similar to when they started the project. The Community park has not really been started, it is vacant land with plants and long grass growing, there are not any p aths cut, there are not walkways or signs, there are definitely not any organized playing fields, facilities, or designated areas that look like a community park. This is being reported as of the end of June 2022.
When people are in the moment and day of decision to buy or purchase a home or make an investment the additional features that a re expected to be there and not really g iven much concern, for example the community park or pond areas, this is a common experience in the moment and day of people when they are e xcited about getting a new home.
This is trust, trust that t he developer is going to deliver on the promises and benefits a nd features that were presented during the sales p resentation.
From the buyer and neighboring person’s perspective t his appears to be false advertising and a withholding of benefits, features, and amenities that were implied when purchasing and in the buying purchasing timeframe.
The subdivision developer may have reasons the park is n ot available, although it hasn’t been updated or published on the big sign at the side of the raod that shows trhe neighborhood plans.
For Example, if a buyer or purchaser says, “Oh, I just changed my mind…..I’m not interested in buying a home in this neighborhood, t here is a neighborhood somewhere else that has lots of nature and walking paths and other amenities….”
How would the real estate developer respond?......?”We are going to have a community park and a community walking path also…”…?
Reading this should give you some ideas a bout what to beware of and gives you years of experience that someone else has experienced, observed, and shared the results that are not seen until many years later and after the fact of buying and purchasing a very expensive product.
Hopefully, the park and paths will be available f or use soon.

Restaurant Re-models
Belfast Station, a grill and pub in Sussex, WI, is in process of removing interior materials and remodeling. It has been a couple months, pictures and updates are on their Facebook page.
It is located near the Mammoth Springs apartment/buildings and the new park with a Railroad station theme.
The bug line County walking and bike path passes on the west side of the street.

End of July 2022 Report brief
There is Building space available in Germantown, WI.
Near the border of Menomonee Falls, WI and Germantown, WI, there are Store spaces available. For example, the Aldi food store was in the end unit and moved a couple spaces over to the next building.

The Evergreen Fields neighborhood development project is continuing....there are several houses built, streets and utilities are in, and a white fence was recently installed along the sidewalk area.
The fence is not going to be enough to block traffic noise, a much more dense barrier would be needed to block street traffic noise.

The strip mall being built on the top of the Capitol Dr. hill across the street from the Pick n Save Shopping center in Brookfield, WI is still in the beginning stages.
There are foundational concrete walls in the ground with gravel driveway and gravel and dirt floor. There are some concrete pilings for electric posts or other use.
There is still a long way to go with this project.

The restaurant remodeling at Belfast Station Irish grill and pub in Sussex, WI, is still in progress moving slowly.
The ceiling insulation still needs to be removed and replaced and the floor is down to the bare concrete. The interior walls, seating, and other interior structure is not there when I was there in late August of 2022.
It looks like they are going to install some authentic wood and rustic wood features in the remodel. Their Facebook page has more information. Search for Belfast Station.

Update on Riverwalk Condominiums
Foundation is in place, including some red concrete brick. It appears to be the first level of a three to four story building.
The Riverwalk Community is located in Menomonee Falls, WI.

There are several other residential communities in the building stage in Menomonee Falls ,WI.
Update on Capitol Site Project as of Sept. 23, 2022.
The new shopping and rental space building being built on the Capitol Dr. and Calhoun Rd. intersection has installed framing for the building. The framing is not wood lumber, it is metal frame.
As of Sept. 23, 2022, the framing has been partially constructed to the concrete foundation.
The flooring foundation is still stones and rocks.
A retention pond was shaped on the Southside of the site, and covered with seed hay grass mesh.
There was a lot of traffic at this intersection mid-day on Friday.
Mathnasium math tutoring location that has begun renting and/or operating in the Pick N Save shopping center on the S.W. corner of Capitol Dr. and Calhoun Rd.
The Mathnasium location recently moved from the Towne Centre shopping center that is about 1 mile West on the S.W. corner of Capitol Dr. and Brookfield Dr.
The Towne Centre shopping spaces are renovating some of the spaces,..... for example, the space that hosted Jake's Burger is being remodeled. The future tenant may be new or continue as Jake's Burger restaurant, the future tenant is not posted.
Brook furniture rental has also moved and is no longer in the space that it had been located at Towne Centre shops.
Similar condition as last viewing. Concrete walls and red brick walls established for the first story level of the building.
It appears that they are working on the top of that first story of the building.
Fyi, if you look up the existing riverwalk prices and info the apartment townhome community it appears to be high quality construction and had available units starting at approximately 1,100 to 1,250 per month.

A finished project for "add on", is an engineering business that expanded it's building and approximately doubled the size of it's square footage.
The work was done by a large local property management and general contractor.
Other projects that are almost complete this year is the Village Park additional amenities in Menomonee Falls, WI. The park added play and climbing structures aka a new play ground set, a parking lot that is paved, tennis courts, and possibly a kiddie pool. There is
also a public presentation platform that has an open covered area for concerts, plays, speaking....
There are out lots available for Retail near the Home Depot in Menomonee Falls, WI. The lots are up on higher ground and not seen by the main streets. Another out lot near the Goodwill shop is also listed with new signage featuring the listing agent.
Update on Capitol Site Project
The building and construction is at a steady pace, with additional structure in place.
The ceiling of the building is established with additional structural framing for the sides and exterior walls of the building.
The framing appears to be an aluminum and alloy metal frame system for establishing exterior walls on buildings.
It is October in Wisconsin and snow is known to fall possibly in late October. Therefore, the ceiling is good to have in place, and allows easier construction of the lower area of the building.
The Highlands at Aero Park a 55+ living community.
The construction of a large complex is in progress. The establishment of the first level structure and foundation of a possibly 3 to 4 story multi-unit living community is visible from the road, although it is set back a ways off the main rural Hwy and looks out North to Northeast over open land.

One of the established neighborhood streets in Brookfield, WI is installing new red fire hydrtants along the side of the street.
The neighborhood has a collection of homes built several years ago, possibly in the late 60's, 70's, 80's, and 90's. There was a new home built last year in the same area of houses.

Residential Construction
A house being constructed looks like a continuing project. {that could be a positive or a negative...}
I observed the beginning of the project, what seems like 12 months ago, that is the approx. time from the ground-breaking on one of the last lots in a neighborhood of large homes.
The neighborhood has become much more common these days, large houses approx. 3,000 to 4,000 sq. ft., valued at $550,000 to $900,000 dollars, on 1/4 acre lots. Usually, these residential developments have 40 to 125 lots and houses available.
The house that is being constructed appeared to start as a single story home with a basement.
Now, as it is almost finished it is a tall two level house with a basement.
I have not observed the entire project. Therefore, some details would need to be found with the builder and owner.
The positive is that when the house began it appeared the house would be one of the smaller houses in the neighborhood. Now, as building and construction has continued, it is one of the taller houses in it's area of the neighborhood, and fits in with the other sizes of houses in the neighborhood.
Some real estate professionals have the size price and resale values down to science, and try to stay within their price points. Although, with the economy and markets changing, and individual situations changing as life goes on, price points and sq. ft. targets may vary.
Construction in the winter is frigid for house builders, especially in the north and mid-west. In the past, the northern mid-west was known not to construct in the winter months. Although, recently, it seems the construction industry has continued through the winter months more often.
Menomonee Falls Park update
The new additional areas and features at the park in the Historic Village area appears to be about finished. The side walk and curbs are being finished up.
Riverwalk at Menopmonee Falls update
Construction is continuing, the base foundation area, whether for parking or for first floor use is in the concrete phase, and lumber construction has begun on top of that foundation.
